YOUR LOCAL ZILLMERE PEST CONTROL TEAM

A rental suburb with a working industrial edge

Zillmere is a northern Brisbane suburb with 9,323 residents at the 2021 census, about 3,874 dwellings, a median weekly rent of $350, and rental properties accounting for around 54 per cent of dwellings. As at 2008 the suburb was described as roughly 60 per cent residential and 40 per cent industrial, and that balance still shapes it.

Its history is worth knowing. The area was first settled by small farmers, many of them growing pineapples, and was known as Zillman’s Waterholes before the present name settled around the railway station in the 1890s. After the Second World War, migrant barracks near Church Road housed post-war European immigrants until they were destroyed by fire in the mid 1950s, and the suburb became a residential centre from there.

What that history left behind is a housing stock of mostly post-war homes and later unit and townhouse development, a high proportion of it tenanted, sitting alongside industrial land. Both of those facts change how pest problems get reported, funded and fixed here, which is what this page is actually about.

MYTH BUSTER

“We rent, so there’s nothing we can do about it”

There is quite a lot you can do, and doing it in the right order is what gets it fixed.

Pest problems in rentals stall for a predictable reason: nobody has written anything down, so the tenant thinks the agent is ignoring it and the owner never hears a clear description of the problem. Break that and it usually moves quickly.

If you are renting:

  1. Report it in writing, not by phone, with the date. An email or the agent’s portal is fine.
  2. Photograph what you are seeing, including droppings, damage, or the cockroaches themselves, and note where and when.
  3. Say how long it has been happening. A problem that predates your tenancy is a very different conversation to one that started after you moved in.
  4. Note anything structural you have spotted: a gap under the door, a broken vent screen, a hole where a pipe enters, a damaged flyscreen. These are usually the owner’s to fix and they are usually the actual cause.
  5. Keep the record. If it stalls, Queensland has free tenancy advice services, including Tenants Queensland, and the Residential Tenancies Authority handles the formal side ([Tenants Queensland](https://tenantsqld.org.au/)).

If you are the owner or the property manager: an annual treatment scheduled at the same time each year, plus a treatment at vacancy, costs less than reactive callouts and lease-end disputes, and it gives you a documented history. Fleas after a tenancy with pets, and cockroaches at turnover, are the two most common and the two most avoidable.

We work with tenants, owners and agents, and we will always send the written report to whoever is paying for it. That paperwork is often the thing that settles the argument.

WHAT WE TREAT IN ZILLMERE

Cockroaches, rodents, rental turnovers, termites and commercial

Full detail for each service lives on our site wide service pages, linked under each card.

Cockroach control in Zillmere

The most common residential call. In detached homes the common cockroaches harbour in subfloors, sheds, roof voids and drains and come in from outside. In units and townhouses, German cockroaches arrive in cartons, delivery boxes, appliances and secondhand furniture, then move between lots through shared wall cavities and service penetrations.

We treat harbourage rather than surfaces, and in attached dwellings we recommend neighbouring lots be done at the same time, because otherwise the population simply moves back.

High Termite Activity in Brisbane

Rental and end of lease treatments in Zillmere

Built for a suburb where more than half the homes are tenanted. We handle vacancy treatments between tenancies, flea treatments after pets, general treatments at lease start, and annual scheduled servicing for owners and property managers, with written reports and receipts suitable for tenancy records.

We will also tell you honestly when the problem is structural rather than a treatment issue, because a flyscreen or a door seal fixes some things permanently and a spray does not.

Rodent control in Zillmere

Industrial land, waste handling, the railway corridor, older housing and unit bin areas all contribute here. We proof first: roof line and eaves, vents, gable ends, service penetrations, weep holes, door seals and subfloor access, then bait into locked, tamper resistant stations with documented placements.

For unit blocks and commercial sites we zone the monitoring so activity can be traced to a source rather than guessed at.

Termite inspections in Zillmere

Post-war housing predates any requirement for termite management systems, and much of it has been extended, reclad or built in underneath, which hides the timbers that matter. Newer townhouses have systems installed that need checking rather than trusting.

Inspections currently incorporate traditional sounding, thermal imaging and moisture testing, and the report names anything we could not access. For investors, an inspection between tenancies is the easiest time to get it done properly.

Ants, spiders and general pests in Zillmere

Older concrete, paths, retaining walls and established gardens give ants stable nesting sites, and spiders concentrate in sheds, fences, eaves and deck undersides. Silverfish and moths round out the routine indoor work.

Brisbane Food Safe Pest control

Commercial and industrial programs in Zillmere

With roughly 40 per cent of the suburb industrial, this is warehouse, workshop, transport and food handling territory, alongside aged care, health services and local retail.

We run scheduled programs with zoned monitoring, service records, trend reporting and written corrective actions, we are HACCP certified through Compass Assurance and CM3 certified for induction driven sites, and we work around shift hours. Brisbane’s licensed food businesses are audited by Council for an Eat Safe star rating that pest management forms part of.

WHAT DRIVES PEST PRESSURE HERE

Built for a mixed residential and industrial suburb

More than half the homes are rented. Reporting, responsibility and turnover shape how problems get solved.
High tenancy turnover. Every move is a chance for cockroaches and fleas to arrive or be left behind.
Roughly 40 per cent industrial land. Warehouses, workshops, waste handling and transport yards next to housing.
A rail corridor through the suburb. Vegetated edges and constant activity give rodents a route.
Post-war housing stock. No installed termite protection, often extended or built in underneath.
Units and townhouses with shared bin areas. Usually the actual source of recurring rodent and cockroach activity.

Local fact: Zillmere began as farming country known as Zillman’s Waterholes, with many early settlers growing pineapples. Post-war migrant barracks near Church Road housed European immigrants until fire destroyed them in the mid 1950s.

Honest caveat: In a tenanted property we will not promise a lasting result if the cause is a structural gap nobody is fixing. We will treat, and we will write down exactly what needs repairing, so the right person can act on it.

THE PRACTICAL SIDE

Working around Zillmere

Tenants: report in writing with dates and photos, and tell us who is authorising the work so the invoice and report go to the right place.
Owners and property managers: booking the treatment at vacancy, before the clean, is the cheapest and most effective timing.
Empty the under-sink cupboard and the cabinets either side of the stove and fridge before a cockroach treatment.
For units, arrange building and bin room access, and tell us if neighbouring lots are affected.
For industrial sites, tell us about site inductions, PPE and shift times. We are CM3 certified and used to induction driven sites.
Products are applied by trained technicians per label and Queensland Health requirements. Tell us about children, pets, fish tanks and beehives when you book.

Local fact: Zillmere’s median weekly rent at the 2021 census was $350, among the lower figures on Brisbane’s northside, and around 54 per cent of dwellings were rented. This is a suburb where pest problems are often a three way conversation, and paperwork settles it.

ZILLMERE PEST CONTROL FAQS

Questions from Zillmere renters, owners and businesses

  • We Rent. Who Pays For Pest Control?

It depends on the situation, and the written record is what decides it. Broadly, an owner must provide premises fit to live in, so a problem that existed at the start of the tenancy or is caused by the building itself is generally the owner’s. Something introduced during the tenancy, like fleas from a pet, is generally the tenant’s. Report in writing, keep photos and dates, and get free advice from Tenants Queensland or the Residential Tenancies Authority if it stalls.
