Pest Control Westlake
Lake, Reserve and River Edge Pest & Termite Solutions for Westlake Homes
National Pest Solutions looks after general pest and termite work across Westlake, from the houses ringing the suburb’s man made lake to the blocks backing onto Westlake Bush Park and the Pullen Reach river frontage.
YOUR LOCAL WESTLAKE PEST CONTROL TEAM
Water at the end of the street changes what lives in your yard
Westlake sits about 19 kilometres south west of the Brisbane CBD in the City of Brisbane, on the western side of the Centenary Highway, with Mount Ommaney to the east, Middle Park to the south, Riverhills to the west and Pinjarra Hills across the river. It is one of the Hooker Centenary suburbs, planned from 1959 onwards and named in 1973 after the nine hectare freshwater lake the developers built, with most homesites laid out to face it. Nearly all of it is detached housing on generous blocks: in the 2021 Census, 97.1 per cent of occupied private dwellings in Westlake were separate houses and only 3.1 per cent were semi detached, row or townhouse dwellings.
This page covers the pest and termite work we do inside Westlake itself, from Horizon Drive and Loffs Road through to the Westlake Waters streets added in the early 1990s. National Pest Solutions is a family owned business serving Brisbane, Moreton Bay, Redlands, Logan and the Sunshine Coast, so the same crew that treats a Westlake lake frontage also works the river bends at Fig Tree Pocket and Chelmer.
Here is why the local geography matters. Westlake is a suburb organised around permanent water and retained vegetation: the constructed lake, the Westlake Waters lakes, three inland linear reserves and the riverfront bushland that the Westlake and Riverhills Bushcare Group has worked since 1993. Permanent water and shaded reserve edges mean damp soil, steady mulch and timber in contact with moisture, and that combination is exactly what subterranean termites need, because they must keep contact with soil or another constant moisture source to survive (Queensland Government, Subterranean termites in Queensland). The same features give mosquitoes, ants and rodents a year round base that a dry inland street simply does not offer.

MYTH BUSTER
Does living near the lake or the river mean you will get pests?
Not automatically. Plenty of homes on Wendouree Crescent, Timaru Close and the Horizon Drive ridge go years without a serious problem. Water nearby is not the deciding factor. What decides it is the condition of the individual property:
- Garden beds, mulch or soil built up above the slab edge or over the weep holes
- Irrigation, pool backwash or a lake side lawn kept permanently damp against the house
- Timber sleepers, retaining walls, old decking posts or landscape logs in direct soil contact
- Leaking taps, air conditioner condensate lines and blocked downpipes keeping one corner wet
- Overgrown boundary planting bridging from a reserve or linear park straight onto the fence and eaves
- Stored firewood, pavers and stacked pots against an external wall
- Subfloor or roof void ventilation that has been closed off during a renovation
So we assess the individual property rather than the postcode. Two houses on the same Westlake cul de sac can present completely differently.
WHAT WE TREAT IN WESTLAKE
General pest control, termite management and commercial work
Westlake needs all three. The bulk of it is family housing, the termite pressure comes with the reserves and waterways, and the suburb has its own small retail and healthcare precinct. Full detail for each service lives on the site level service pages linked below.

General pest control in Westlake
Most Westlake houses were built from the 1970s onward under one master planned project, so we see a lot of brick veneer on slab with tiled roofs, plus later Westlake Waters homes on landscaped lake blocks. That means a treatment that concentrates on slab perimeters, weep holes, eaves, roof voids and the garden edge, rather than the subfloor chasing we do in older timber suburbs. Homes on generous lots with mature planting need the exterior work taken right out to the fence line, not just around the house. Local fact: the median Westlake lot is a large suburban block by Brisbane standards, and the suburb’s 2.2 square kilometres holds only about 1,500 occupied dwellings.

Termite inspections and management in Westlake
The lake, the linear reserves and the Pullen Reach bushland put moist soil and decaying timber within foraging distance of a lot of Westlake homes, and many properties add their own risk with sleeper walls and garden beds on sloping blocks. Our inspections look at the whole property, including fences, retaining walls, trees and stumps, not just the house. Where a home was flood affected in 1974, 2011 or 2022, we also want to know what subfloor timber, wall framing or landscaping was replaced afterwards, because reinstated work can disturb or bypass an existing termite barrier.
Local fact: flooding in January 2011 through Westlake followed the lake, the riverside reserve and the three inland linear reserves, and houses adjoining all four were affected.

Commercial and food safe pest control in Westlake
The Hub Westlake on Penong Street is the suburb’s own retail and healthcare centre, anchored by a SPAR supermarket with a cafe, pharmacy, GP superclinic, dental practice, pool supplies shop and swim school alongside it. Food retail, healthcare rooms and a swim school each have different requirements, and a shared service corridor and shared bin area means one tenancy’s issue quickly becomes everyone’s. We work to documented programs with reporting the tenant can hand to an auditor.
Local fact: healthcare tenancies account for a significant share of the floor area at The Hub Westlake, alongside the SPAR anchor.
Why permanent water and reserve edges matter here
Built for lake edge moisture, reserve boundaries and post 1970s slab housing
Westlake was engineered, not grown. The lake was dug as part of the Centenary project, the Westlake Waters lakes came in the early 1990s, and bushland was deliberately retained along the river and in the linear reserves that thread between the streets. For pest work that produces a very particular mix: a modern slab housing stock with few subfloors, surrounded by permanently damp ground, mature vegetation and mulched landscaping. Termites do not need to travel far, mosquitoes have standing water in every season, and rodents can move along reserve corridors and fence lines without crossing open ground.
What we do differently here:
Local fact: the Westlake and Riverhills Bushcare Group has rehabilitated riverfront bushland at Pullen Reach since 1993, so the vegetated edge along the river is a permanent feature of the suburb, not a vacant block waiting to be cleared.
Honest caveat: how often a Westlake property should be inspected or treated depends on its construction, its distance from water and vegetation, the landscaping and what we find on the day. We assess it on site and tell you what we actually recommend, with no fixed schedule promised in advance.
THE PRACTICAL SIDE
Working around Westlake
Westlake was laid out as a network of cul de sacs and curved streets off a few spines, on undulating land that falls towards the lake and the river. That shapes access more than anything else.
Local fact: 97.1 per cent of occupied private dwellings in Westlake are separate houses, so body corporate approval is the exception here rather than the rule.

COMMON WESTLAKE PESTS WE TREAT

Ants
Coastal brown and black house ants track along slab edges, driveway joints and paths, then find the kitchen. We treat the trails and the nesting areas outside, not just the ants you can see indoors.

Cockroaches
German cockroaches ride in with cartons and groceries and settle in warm kitchen voids, while larger species come in from drains, garden beds and bin areas after dark. Treatment targets harbourage, not open surfaces.

Rats & Mice
Rats and mice move in from drainage lines, dense vegetation and commercial bin areas, then use roof spaces and wall cavities. Older brick homes that have settled often have a gap at the eaves or roller door big enough to matter.

Spiders
Webbing spiders take over eaves, patios and pergolas on low set brick homes, and ground dwellers favour retaining walls, rockeries and mulched beds. We treat exteriors and clear webbing so it is obvious what has been done.

Silverfish
Treatment for silverfish activity in cupboards, storage spaces and other protected areas.

Fleas and other household pests
Treatment options for a wide variety of crawling, scurrying and flying pests.
THE PRACTICAL SIDE
Termite Inspections Westlake
A newer house on a slab is not a termite proof house.
Slab construction hides the most common entry point rather than removing it, because termites can work up through the slab edge, a service penetration or a shrinkage crack behind rendered walls and garden beds. That is why inspections in a suburb of 1970s onward slab homes are as important as they are in a timber suburb, and why we spend so much time on the outside of a Westlake property.
Residential inspections currently incorporate traditional sounding, thermal imaging, moisture testing and a full written report of what we found, what it means and what we recommend. We inspect the house, the roof void where accessible, the subfloor or undercroft where one exists, and the yard: fences, sleeper walls, stumps, trees and stored timber.

Westlake Termite Treatments
If you find live termites, do not spray them, break the mud tunnels open or disturb the workings. Disturbed termites simply move elsewhere in the building and make the colony harder to deal with. Treatment has to address the colony, not the insects you can see. Cover it back up, leave it alone and call us on 1300 356 691.
OUTDOOR LIVING IN WESTLAKE
Enjoying the outdoors without the pests
Westlake is built for outdoor living. Westlake Bush Park on Horizon Drive, the Loffs Road fenced dog off leash area, Timaru Close Park, Barcoorah Street Park, Raeside Street Park, Seabrook Circuit Park and Wendouree Crescent Park all sit inside the suburb, and the linear reserves link them through the streets. That greenery is a genuine part of why people live here, and it also means mosquitoes, biting midges, spiders and ants have somewhere to breed metres from your patio.
Treating the outdoor areas is part of a general pest service, not an extra thought: pergola and patio framing, eaves, fence lines, garden edges, pool surrounds and the dense shaded planting where insects rest during the day. We use products applied per label and Queensland Health requirements, and we tell you the reentry time for pets and kids before we start.

Rodent Control Westlake
Reserve corridors, lake surrounds, shed storage and boundary planting give rodents cover, and Westlake roofs give them somewhere warm and dry. Signs worth acting on:
We work out how they are getting in, treat with placements kept away from children and pets, and tell you which gaps need sealing so the problem does not repeat.
Commercial Pest Control Westlake
The Hub Westlake on Penong Street gives the suburb a compact commercial precinct where food retail and healthcare share a roof, and there are home based and professional operators through the rest of Westlake as well. We work with:
Programs include a documented scope, scheduled services, monitoring where it is needed, and written reports you can put in front of an auditor or a landlord. HACCP certified via Compass Assurance, CM3 certified, QBCC licensed and Queensland Health accredited.

WESTLAKE PEST CONTROL FAQS
Questions from Westlake homeowners
My House Is On A Slab And Was Built In The 1980s. Do I Still Need A Termite Inspection?
Yes. Slab construction conceals the usual entry points rather than removing them, and termites can work up the slab edge or a service penetration behind render and garden beds. Most Westlake housing is exactly this type, which is why we inspect the exterior, the roof void and the yard as closely as the interior.
