Where the restaurant downstairs and the apartment upstairs share a building
West End sits on the peninsula inside a bend of the Brisbane River, immediately west of South Brisbane. At the 2021 census it had 14,730 residents. In the wider West End area, close to 60 per cent of dwellings are rented, and the suburb has changed faster than almost anywhere else in Brisbane: warehouse blocks, apartment buildings and new mixed use developments now sit beside pre-war workers’ cottages and Queenslanders.
The area’s Aboriginal name is Kurilpa, understood to mean place of the water rat, given by the Turrbal and Yuggera peoples long before the London name West End was applied by early British settlers. Nobody needs the irony explained.
What matters for pest work is the building form. West End is Brisbane’s densest concentration of genuinely mixed use buildings, with food businesses at ground level and homes directly above. Add a hospitality strip along Boundary Street and Vulture Street, a river that has flooded the low lying streets more than once, and a lot of old timber housing on stumps, and you have a suburb where three completely different pest jobs happen inside the same block.

We’re on level six, so the restaurant downstairs has nothing to do with us
Not how buildings work.
A mixed use building is one structure with shared services. Plumbing stacks, electrical risers, lift shafts, ducting, waste chutes and bin rooms all run vertically, and they connect a ground floor commercial kitchen to every residential level above it. Cockroaches and rodents use those routes, because they are warm, sheltered and lead to food.
Which is why treating a single apartment in a mixed use building usually gives relief for a few weeks and then the problem returns. The population is not living in your unit. It is living in the building, and your unit is where you happen to see it.
What actually resolves it:
- Treat the ground floor food tenancies and the residential levels as one job, on one schedule
- Seal service penetrations under sinks, behind cabinetry and around pipework in every affected lot
- Get the bin room and waste chute cleaning schedule right, because that is where most of it starts
- Zone the monitoring so activity can be traced to the source rather than guessed at
- Line up the timing so the tenancies and the lots are not treating a month apart and pushing the population back and forward
That takes a body corporate or building manager, not a single lot owner. If you are the owner who keeps paying for treatments that do not hold, the most useful thing you can do is get the committee to look at the building as a whole. We are happy to put that case in writing for a committee meeting.
WHAT WE TREAT IN WEST END
Cockroaches, rodents, general pests, termites and food tenancies
Full detail for each service lives on our site wide service pages, linked under each card.

Cockroach control in West End
The defining job here. German cockroaches are the target species in dense and mixed use buildings: they arrive in cartons, delivery boxes, appliances and secondhand furniture, then live in warm harbourage behind cabinetry and around motors, dishwashers and fridge compressors.
We treat harbourage, not surfaces, and we work through shared voids and service penetrations rather than pretending a lot stops at its walls. In buildings with commercial tenancies below, a coordinated program across levels is the only version that holds.

Rodent control in West End
Older timber housing, laneways, construction sites, bin rooms and a hospitality strip give rodents everything they need. Our work starts with the building envelope: roof line and eaves, vents, weep holes, service penetrations, and subfloor access on the older homes.
Baits go into locked, tamper resistant stations placed along the structure, with documented placements, and for buildings we zone the monitoring so a result can be traced rather than assumed. Proofing is what lasts.

Ants, spiders and general pests in West End
Small yards, courtyards, balconies and shared paths mean ants and spiders are constant, and old brick and timber boundaries give them plenty of nesting room. On unit balconies and rooftop terraces, planters and drainage points are the usual source.

Restaurant, cafe and retail programs in West End
Boundary Street and its surrounds carry one of Brisbane’s highest concentrations of small food businesses per block, most of them tenanted in older buildings that were never designed as commercial kitchens.
We run scheduled programs with zoned monitoring, service records, trend reporting and written corrective actions, and we tell you plainly which items are the landlord’s problem rather than yours. We are HACCP certified through Compass Assurance and CM3 certified for building and site requirements, and Brisbane’s licensed food businesses are audited by Council for an Eat Safe star rating that pest management forms part of.

Termite inspections in West End
Behind the towers, West End still has plenty of pre-war timber housing on stumps, much of it renovated, built in underneath or extended. None of it was built with a termite management system, so annual inspection is the protection.
Inspections currently incorporate traditional sounding, thermal imaging and moisture testing, with a full written report that states clearly what could not be accessed. Flood affected homes deserve particular attention, because repeated wetting of subfloor timbers and stored materials changes the risk picture.
WHAT DRIVES PEST PRESSURE HERE
Built for a dense, mixed use, riverside suburb
The Brisbane River’s own rodent, the rakali, is a native and a protected animal, not a pest, and it is not what is in your roof.
Honest caveat: In a mixed use building we cannot deliver a lasting result in one lot alone. We will tell you that at the quote stage rather than after the third callback, and we will help you take it to the body corporate.

THE PRACTICAL SIDE
Working around West End
Local fact: River flooding here is well documented and worth planning for. The Bureau of Meteorology publishes flood warning services and river height information for Australian catchments ([Bureau of Meteorology, flood warning services](http://www.bom.gov.au/australia/flood/)), and if your building or subfloor has been wet, that is the moment to book an inspection rather than six months later.
NEARBY SUBURBS WE COVER
Pest control around West End
West End sits in our Brisbane inner south service area, and we cover the surrounding suburbs on the same run: South Brisbane, Highgate Hill, Dutton Park, Fairfield, Woolloongabba, Annerley and across the river to Toowong and St Lucia. The mixed use and apartment conditions carry straight across those suburbs, so the same approach applies. If you own a home and hold a tenancy nearby, we can look at both on the one visit.
WEST END PEST CONTROL FAQS
Questions from West End residents and businesses
Cockroaches Keep Coming Back To Our Apartment. Why?
Almost always because the population lives in the building rather than in your lot. German cockroaches travel through shared wall cavities, plumbing and electrical penetrations, ducting and bin rooms, so a single lot treated alone is refilled from next door or from below. A coordinated program across the affected lots, plus sealing your own service penetrations, is what holds.
